TAX SALE
NOTICE OF SALE
The resident and nonresident owners, lien holders and mortgagees of lands in the Town of Sheffield in the County of Caledonia are hereby notified that the taxes assessed by such Town for the years 2022, 2023, and 2024 remain, either in whole or in part on the following described lands in such Town, to wit:
1. REAL ESTATE OF DEREK CAMPBELL Parcel #010-085-05
Being a parcel of land consisting of 14.30 acres, more or less, together with any improvements thereon, located at 431 Hardscrabble Mountain Road in Sheffield, Vermont being all and same land and premises conveyed to Derek Campbell by warranty deed from Fay A. Young, Jr. and Esther C. Young dated August 30, 2000 and recorded in Book 42 at Page 276 of the Sheffield land records.
2. REAL ESTATE OF TONI LAPOINT Parcel #122-013-02
Being an unlanded mobile home, located at 1705 Vermont Route 122 in Sheffield, Vermont to Scott LaPoint and Toni LaPoint by a Vermont Mobile Home Uniform Bill of Sale from Shirley Simpson dated August 4, 1997 and recorded in Book 44 at Page 405 of the Sheffield land records. The interest of Soctt LaPoint therein was conveyed to Toni LaPoint by quitclaim deed dated September 24, 2018 and recorded in Book 61 at Page 259 of the Sheffield land records.
3. REAL ESTATE OF TROY LONGACRE AND JANE B. OSTRANDER ESTATE Parcel #122-052-09
Being a parcel of land consisting of 3.2 acres, more or less, together with the camp and any other improvements thereon and appurtenances thereto, located at 6339 VT Route 122 in Sheffield, Vermont, being all and the same land and premises conveyed to Jane Ostrander and Troy B. Longacre by warranty deed of Jane Ostrander dated August 12, 2013 and recorded in Book 57 at Page 76 of the Sheffield land records.
4. REAL ESTATE OF LESLIE NORRIE Parcel #032-009-19
Being a parcel of land consisting of 0.93 acres, more or less, together with the 1997 Commodore Sandpiper mobile home and any other improvements affixed thereon and appurtenances thereto, located at 55 Brian Road in Sheffield, Vermont, being a portion only of the same lands and premises conveyed to Leslie Norrie and Sophie V. Norrie (deceased December 15, 2002) by warranty deed from J. Robert Audette dated July 15, 1998 and recorded in Book 40 at Page 487 of the Sheffield land records and by Vermont Mobile Home Uniform Bill of Sale from Leslie Norrie and Sophie Beer dated July 14, 1998 and recorded in Book 40 at Page 491 of the Sheffield land records. Excepting therefrom that portion of the lands and premises previously conveyed to Brent Newland and Marion Newland by quit claim deed from Leslie A. Norrie dated July 9, 2004 and recorded in Book 47 at Page 415 of the Sheffield land records.
5. REAL ESTATE OF JESSICA PRUE AND ANN K. PRUE Parcel # 122-015-14
Being a parcel of land consisting of 0.75 acres, more or less, together with the 1974 Homette Home mobile home (to the extent not destroyed by fire) and any other improvements affixed thereon and spring rights and other appurtenances thereto, located at 2914 Vermont Route 122, being all and the same lands and premises conveyed to Ann K. Prue and Jessica Prue by warranty deed from Ann K. Prue dated June 18, 2019 and recorded in Book 61 at Page 517 of the Sheffield land records.
and so much of such lands will be sold at public auction at the Sheffield Town Office, a public place in such Town with an address of 37 Dane Road, Sheffield, Vermont 05866, on the 30th day of May, 2025 at 11:00 o'clock in the morning, as shall be requisite to discharge such taxes with costs, unless previously paid.
